Managing 2,000+ vacation-rental properties, two questions stalled the operation: what is the right nightly price for this property today, and how much to pay each owner this month? The answer meant going OTA by OTA, spreadsheet by spreadsheet, property by property. That work is gone.

Founded in 2018 in Florianópolis, Seazone makes vacation-rental investing simple: it manages more than 2,000 properties, grows about 100% a year and expands across Brazil through franchises. It is the deepest use case in Nekt's base: 675 active transformations, 884 pipelines, 233 people in the workspace and a self-hosted MCP server on its own domain. Every step of managing 2,000+ properties, pricing, reservations, cleaning, works, finance, CRM, HR and support, is modeled in one warehouse, with dashboards that refresh through the day.

What Seazone built on Nekt

  • A dynamic pricing engine. It scrapes Airbnb, Booking, VivaReal and OLX, computes the competitor band (p10 to p90) and sets the nightly price for each property. Market intelligence that becomes revenue.
  • The full rental operation. Reservations and occupancy, cleaning, damages and property onboarding, plus real-estate development ops: works schedules, land pipeline and sales-and-inventory tracking per project.
  • Finance and treasury. Omie, Stripe and banking unified: accounting, treasury float, owner payouts and chargebacks, read end to end.
  • Dimensional modeling and data quality by design. A star schema (fact_reservations, dim_date) with SCD Type 2 for OLX, Airbnb and Booking, and an observability layer of DQ verdicts, outlier gates, freshness alerts and lineage.
  • 233 people and AI agents. A self-hosted MCP server at nekt-app-mcp.seazone.com.br lets AI agents reason over KPIs, reservations and finance, with categorization pipelines running on Claude and SageMaker. Human scale and agent scale.
